JAM Realty is a real estate mandate and marketing firm operating in the Mumbai Metropolitan Region, built by The JAM Studio. We market and sell residential and commercial projects on behalf of their developers and promoters ("Developers") under sole-selling or marketing mandates. JAM Realty is not the developer, promoter, builder or owner of any project shown on jamrealty.in or on any project microsite we operate (for example jamrealty.in/prime-parvatraji and jamrealty.in/matru-ashish), unless expressly stated.
The information on these websites is published by JAM Realty on the basis of material provided by the respective Developers and from publicly available sources. It is provided for general information only, to help you decide whether to make an enquiry.
02Not an offer or a contract
Nothing on these websites constitutes an offer, an invitation to offer, a promise, a representation, a warranty or a commitment of any kind by JAM Realty or any Developer. No booking, allotment, reservation or contract is created by viewing a page, submitting a form, requesting a cost sheet or brochure, scheduling a site visit, or making a payment through any link. A binding agreement for the sale of any unit arises only when you and the Developer sign the Developer's booking form and the registered Agreement for Sale in the form prescribed under the Real Estate (Regulation and Development) Act, 2016 ("RERA").
In the event of any inconsistency between the information on these websites and the Developer's RERA-registered documents, approved plans, Agreement for Sale or allotment letter, the registered documents will prevail.
03RERA
Every project marketed on these websites is registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA). The MahaRERA registration number of each project is shown on that project's microsite and can be verified at maharera.maharashtra.gov.in, where the approved plans, sanctioned layout, specifications, proposed completion date, promoter details and other statutory disclosures are available. We encourage every buyer to review the MahaRERA records of a project before making any decision.
JAM Realty acts as a real estate agent and marketing partner for the Developers. Our MahaRERA agent registration details are shown in the footer of jamrealty.in and will be updated as and when issued or renewed. Nothing on these websites is intended to, or does, amend, supplement or override any document filed with MahaRERA.
04Accuracy, availability and changes
While we take care to keep the content current, project details, specifications, amenities, layouts, configurations, unit availability, floor plans, elevations, possession and completion dates, payment plans and offers are subject to change without notice at the discretion of the Developer and the approvals of the competent authorities. Unit availability shown or stated at any time is indicative and is confirmed only by the Developer at the time of booking. "Last few units", "only N homes remain" and similar statements reflect our understanding at the time of publication and do not guarantee availability.
We do not warrant that the websites are free of errors or omissions, or that they will be available without interruption. We may correct, update, add to or remove content at any time without notice.
05Images and artist's impressions
Elevations, renders, floor plans, lifestyle images, maps and videos are artist's impressions and indicative representations. They are not to scale, may include furniture, fittings, landscaping, views and surroundings that are not part of the offering, and may differ from the finished project. Some photographs are stock images used for representation only. Furniture, fixtures and fittings shown are not included unless specifically listed in the Agreement for Sale.
06Prices, areas and distances
Prices. Any price, "starting price", rate per square foot or payment plan shown is indicative, applies to specific units, floors and facings, may exclude stamp duty, registration charges, GST, development and infrastructure charges, society and legal charges, parking and other charges, and may change without notice. The applicable price is the one stated in the Developer's cost sheet and Agreement for Sale at the time of booking.
Areas. Areas, where stated, are RERA carpet areas as defined under RERA unless otherwise specified. Some projects share carpet areas and unit details only on request; those details are provided by the Developer and are subject to the approved plans.
Distances and travel times. Distances and walking or driving times to stations, metro, schools, hospitals and other landmarks are approximate, depend on route, time of day and traffic, and are given for general orientation only.
07Payments and fraud prevention
All payments towards the purchase of a unit must be made only to the Developer's designated project bank account as stated in the Agreement for Sale and the MahaRERA records, by cheque, demand draft or bank transfer. JAM Realty does not collect booking amounts, token money or any purchase consideration on behalf of a Developer unless expressly authorised by the Developer in writing. Do not make any payment in cash or to any individual's personal account. 08No professional advice
The content of these websites is not legal, financial, tax, investment or architectural advice and should not be relied upon as such. Any home-loan assistance we offer is limited to facilitating an introduction to lenders; loan approval, terms and eligibility are decided by the lender alone. Before entering into any transaction you should obtain independent legal, financial and technical advice and carry out your own due diligence, including a review of title, approvals and the MahaRERA records of the project.
09Third-party content and links
These websites include links to and content from third parties, including MahaRERA, Google Maps, Google Calendar, WhatsApp and Developer websites. We do not control and are not responsible for the content, accuracy, availability or privacy practices of any third-party website or service. A link does not imply endorsement.
10Communications
By submitting your details or tapping a Call or WhatsApp button, you consent to being contacted by JAM Realty, the Developer concerned and their authorised representatives by call, SMS, WhatsApp and email about your enquiry and related projects, even if your number is registered under DND, as described in our Privacy Policy. Response times stated on the websites ("within two working days", "within the hour", "within 24 hours" and similar) are targets, not guarantees. WhatsApp and email are not secure channels; please do not send sensitive financial or identity documents through them unless we ask you to and you are comfortable doing so.
11Intellectual property
The JAM Realty name, logo and website design, and all text, graphics and software on these websites, are owned by or licensed to JAM Realty and The JAM Studio. Developer and project names, logos, renders and plans belong to the respective Developers and are used with their permission for marketing their projects. You may view and print pages for your personal, non-commercial use in considering a purchase. Any other reproduction, distribution or use without our written permission is prohibited.
12Limitation of liability
To the fullest extent permitted by law, JAM Realty, The JAM Studio and their partners, directors, employees, agents and channel partners shall not be liable for any direct, indirect, incidental, consequential or special loss or damage, including loss of profit, opportunity or data, arising out of or in connection with your use of, or reliance on, these websites or any information on them, any delay or failure in a Developer's project, any change in price, specification, availability or possession date, or any act or omission of a Developer or third party. Your sole remedy for any dissatisfaction with the websites is to stop using them. Nothing in this disclaimer limits any liability that cannot be excluded under applicable law, including your rights as an allottee under RERA.
You agree to use these websites lawfully and not to misuse our forms, communication channels or content, and to indemnify JAM Realty against any claim arising from your breach of these terms.
13Governing law and jurisdiction
These terms and any dispute arising from your use of the websites are governed by the laws of India. The courts at Mumbai, Maharashtra, have exclusive jurisdiction, without prejudice to the jurisdiction of MahaRERA and the authorities constituted under RERA in respect of any project.
