01Who we are
JAM Realty ("JAM Realty", "we", "us", "our") is a real estate mandate and marketing firm operating in the Mumbai Metropolitan Region, built by The JAM Studio. We hold sole-selling and marketing mandates for residential and commercial projects developed by third-party developers and promoters ("Developers"). We are not the developer or promoter of any project shown on this website unless expressly stated.
This policy applies to jamrealty.in, to the project microsites we operate under it (for example jamrealty.in/prime-parvatraji and jamrealty.in/matru-ashish), and to the enquiries, calls, WhatsApp conversations and site visits that follow from them (together, the "Services"). For the purposes of the Digital Personal Data Protection Act, 2023 ("DPDP Act"), JAM Realty is the Data Fiduciary for the personal data described here. Where we pass your enquiry to a Developer, that Developer becomes a separate Data Fiduciary for the data it receives and its own privacy policy applies.
02Information we collect
Information you give us. When you submit an enquiry form, lead pop-up, site-visit request, brochure or cost-sheet request, or when you write, call or message us, we collect what you provide, which may include:
- your name, mobile number and email address;
- your company or developer name, the location and stage of your project, and inventory details (for developer enquiries on jamrealty.in);
- your preferred configuration, budget range, purpose of purchase, timing, down-payment range and preferred site-visit date and time (for home-buyer enquiries on project microsites);
- the content of any message you send us and, with your consent, a one-time password used to verify your mobile number.
Information collected automatically. When you use the Services we and our service providers may record your IP address, approximate location derived from it, device and browser type, screen size, the pages you view, the time and date of your visit, the page that referred you, campaign parameters in the link you clicked (UTM, gclid, fbclid) and the actions you take on the page, such as tapping a Call, WhatsApp or Enquire button. Button taps are recorded as an enquiry event so that our team can follow up; we do not record the content of calls or WhatsApp conversations through the website.
Information from other sources. We may receive information about you from the Developer whose project you enquired about, from channel partners who introduce you to us, and from advertising platforms (such as Google) in aggregated or campaign-level form.
We do not ask for, and request that you do not send us, financial account numbers, government identification numbers or passwords through the website. Documents needed for a booking are collected by the Developer under its own process.
03How we use your information
| Purpose | What we do |
|---|---|
| Responding to your enquiry | Call, message or email you back; send cost sheets, brochures, floor plans, availability and location details you asked for. |
| Site visits and bookings | Schedule and confirm site visits, prepare personalised cost sheets and support you through the booking and registration process. |
| Passing your enquiry to the Developer | Share your enquiry with the Developer of the specific project you asked about so that the sale can be completed and RERA records kept. |
| Verification and security | Verify your mobile number by OTP where that feature is switched on, detect spam and misuse, and keep an audit record of enquiries. |
| Marketing | Tell you about availability, pricing updates, launches or similar projects that match your enquiry, by call, SMS, WhatsApp or email, where you have consented. |
| Measurement and improvement | Understand which pages and campaigns lead to enquiries, measure advertising conversions and improve the website. |
| Legal and compliance | Comply with the Real Estate (Regulation and Development) Act, 2016, MahaRERA rules, tax and accounting obligations, and respond to lawful requests from authorities. |
04Consent and lawful basis
We process your personal data on the basis of the consent you give when you submit a form, tick a consent box, request a call-back, tap a Call or WhatsApp button or otherwise voluntarily provide your details to us for a specified purpose. Each form on the Services states the purpose for which your details are collected. Where the DPDP Act permits, we also process personal data for certain legitimate uses, such as where you voluntarily provide your details and have not indicated that you object, to respond to a legal obligation, or to prevent fraud.
You may withdraw your consent at any time by writing to connect@jamrealty.in or by replying "STOP" to a message from us. Withdrawal does not affect processing already carried out, and we may continue to retain limited information where the law requires it.
05Calls, WhatsApp and messages
By providing your mobile number and submitting an enquiry, you expressly authorise JAM Realty, the Developer of the project you enquired about and their authorised representatives to contact you by telephone call, SMS, WhatsApp and email about that enquiry and about related projects and offers. This authorisation applies even if your number is registered on the National Do Not Call Registry (NDNC / DND) under the Telecom Regulatory Authority of India's regulations, because you have requested the contact. You may opt out at any time by asking us on the call, replying "STOP", or emailing us.
WhatsApp conversations take place on WhatsApp's platform and are also subject to WhatsApp's own privacy policy. We may use third-party business messaging and SMS providers to send one-time passwords and transactional messages on our behalf.
06Who we share your information with
- Developers and promoters of the project you enquired about, so they can complete the sale, maintain records required under RERA and contact you about that project.
- The JAM Studio, our parent organisation, which provides marketing, advertising and technology services to JAM Realty under the same standards described in this policy.
- Service providers who process data on our instructions: web hosting and email delivery (currently Hostinger), SMS and OTP delivery providers, WhatsApp Business messaging providers, Google (Google Ads conversion measurement and, where enabled, analytics) and Meta (where a pixel is enabled). These providers may only use your data to provide their services to us.
- Channel partners working on our mandates, where you were introduced by one or where it is necessary to service your enquiry.
- Professional advisers such as lawyers, auditors and insurers, under confidentiality.
- Authorities and courts where we are required by law, regulation, court order or a lawful request, including under RERA, or to protect our rights, property or safety or those of others.
- A successor business, if JAM Realty or its assets are merged, acquired or transferred, in which case your data would remain subject to a policy no less protective than this one.
We do not sell your personal data and we do not rent enquiry lists to third parties.
07Cookies and advertising tags
The Services use a small number of cookies and similar technologies. Essential storage remembers your progress in a form, your preferences on a page and whether you have already seen a pop-up; it is kept in your browser and is not used to identify you. Advertising and measurement tags from Google (the Google tag and Google Ads conversion tracking) help us understand which advertisements lead to enquiries and may be used to show you relevant advertisements on Google and partner sites. Where enabled, a Meta pixel performs the same function for Meta platforms.
You can control cookies through your browser settings and opt out of personalised advertising at adssettings.google.com and facebook.com/ads/preferences. Disabling cookies may affect some features of the website.
08How long we keep your information
We keep enquiry records for as long as needed to respond to you and to service the mandate for the project concerned, and in any case for no longer than three years after your last interaction with us, unless a longer period is required by law (for example, records relating to a completed booking, which may be retained for the period required under RERA, tax and contract law). Technical logs are kept for a shorter period. When data is no longer needed, we delete it or anonymise it so that it can no longer identify you.
09How we protect your information
We use reasonable security practices and procedures appropriate to the nature of the information, including encryption in transit (HTTPS) across the Services, restricted access to enquiry records on a need-to-know basis, protected storage of enquiry backups, rate-limiting and spam filtering on our forms, and contractual obligations on our service providers. No method of transmission over the internet is completely secure; while we work to protect your personal data, we cannot guarantee absolute security. If we become aware of a personal data breach affecting you, we will notify you and the Data Protection Board of India as required by law.
10Your rights
Subject to the DPDP Act and other applicable law, you have the right to:
- access a summary of the personal data we hold about you and how it has been used and shared;
- correct inaccurate or incomplete data and update it;
- erase your personal data, unless retention is required for a specified purpose or by law;
- withdraw consent for any processing based on consent;
- nominate another individual to exercise these rights on your behalf in the event of death or incapacity;
- raise a grievance with our Grievance Officer and, if unresolved, approach the Data Protection Board of India.
To exercise any of these rights, email connect@jamrealty.in from the email address or mobile number you used with us, with "Privacy request" in the subject. We may ask you to verify your identity. We will respond within the period required by law and, in any event, within 30 days of receiving a complete request.
11Children
The Services are intended for adults who are legally capable of entering into a property transaction. We do not knowingly collect personal data from anyone under 18 years of age. If you believe a child has provided us with personal data, please contact us and we will delete it.
12Third-party links
The Services link to websites and services we do not operate, including the MahaRERA portal (maharera.maharashtra.gov.in), Google Maps, Google Calendar and WhatsApp. Their privacy practices are their own, and this policy does not apply to them. We encourage you to read their policies before providing any information.
13Where your data is stored
Enquiry records are stored on our web hosting infrastructure and in our email systems. Some of our service providers, including Google, Meta and WhatsApp, may process data on servers located outside India. Where personal data is transferred outside India, we do so only in accordance with the DPDP Act and any restrictions notified by the Central Government, and we take steps to ensure it remains protected.
14Grievance Officer
In accordance with the Information Technology Act, 2000, the rules made under it, and the DPDP Act, the contact details of our Grievance Officer are:
Grievance Officer, JAM Realty
Email: connect@jamrealty.in (subject line "Grievance")
Phone: +91 73048 17999

We aim to acknowledge grievances within 48 hours and to resolve them within 30 days of receipt. If you are not satisfied with our response, you may approach the Data Protection Board of India in the manner prescribed under the DPDP Act.
15Changes to this policy
We may update this policy from time to time to reflect changes in the law, our Services or our practices. The "Last reviewed" date at the top of this page shows when it was last changed. Where a change is material, we will give notice on the website or by contacting you. Your continued use of the Services after a change takes effect means you accept the updated policy.
